Our service terms and conditions apply to all estimates in person or quoted online. We may be able to provide a fixed price for service after an in person quote. You will be given a two hour window of arrival on our estimate day for the week.
Rain and Inclement Weather Policy
You will be assigned a mowing day. Depending on service and the weather that week your lawn may be completed on day ahead or one day after that day. If there is rain, it is too wet or windy, or there is flooding or other weather hazards your service will be delayed until the following week if we cannot fulfill service in your three day service window. If this is your second consecutive week of a rain out please reach out to your technician to work you into the schedule. Our minimum service interval during inclement weather is four days and our maximum for weekly customers is fourteen. Biweekly customers have a minimum service
interval of ten days and a maximum service interval of twenty days during periods of inclement weather. We ask that your lawn be ready to mow during the entirety of your three day service window.
Discounts
Our policy is to charge a card convenience fee on all sales. My policy is that if you would like the card convenience fee removed you may ask nicely and we will remove it prior to accepting your estimate. We offer military discounts for those who have been combat wounded and gold star families only. The discount for purple heart veterans and gold stars family is a deletion of the credit card fee and 6% off all services.
Parking
For customers in areas with restricted, limited, non street parking, or permitted parking we will need access to your driveway for service on your service day. We require an uninterrupted, legal, parking space ten by thirty feet at a minimum for parking to serve customers’ property. If this space is unavailable at time of service you authorize us to park in your driveway or on your property.
Account Setup and Scheduling Charge
All one time customers will see a $15 charge on their invoice for a one time stop scheduling fee and all recurring customers will see a $15 charge for your initial account set up. You will be charged a setup fee upon restarting service if your service is suspended or paused due to non payment or by request. You will be charged the account setup fee again if you change service interval, selected options including edges, and or for one time non mowing projects such as a lawn cleanup, pruning, mulch, one time leaf cleanups, and any other non mowing work completed by Just Cuts employees or associated contractors.
Authorization to Trespass
By accepting this estimate you authorize employees and contractors of Just Cuts to trespass uninvited third-party individuals from the property for the duration of our work that are interfering or creating a safety hazard with our work and or creating a hostile work environment. We reserve the right to quit and bill for time on property at $90 per man hour plus materials, disposal, and consumables and terminate the project at any time if it becomes unsafe or hostile.
Permission for Water Use
By accepting this you authorize us to use your water from an outside faucet while on site for hand-washing, cooler filling, watering, washing, filling tanks for use on your property, or any other reason while conducting work on your property.

Your balance is due immediately in the event of a sting or bite and we will reschedule once a licensed exterminator is hired and has taken action to remove or exterminate the pest. We will reschedule your project within 14 days. This also applies to aggressive animals such as snakes, foxes, stray dogs, and other wild animals.

By accepting this estimate you authorize us to take photos and or videos while on your property. We may publish these photos and or videos for advertising or post them as our work or keep them for liability reasons. Non Mowing Projects
For mulching, pruning, cleanup and other work we require you prepay for three mowing services, or have been on our mowing schedule for at least three visits. We are principally a mowing service and can only provide these services in a limited to manner to existing customers first.
Site Unseen Work
We quote most of our clients using the latest satellite, tax assessor, and street view imagery. We cannot foresee obstructions, changes in layout, property condition, or other factors that may cause the cost of service to be different from your quoted amount.
Scope of Work
For mowing clients we will mow to a standard height depending on the season and the type of grass you have, line trim mower inaccessible areas, and blow mowing debris and clippings from the walkways and pavement around your home. For an additional charge we will use an edger for crisp, clean edges on your sidewalks, curbs, and driveway. You may see additional charges for grass over six inches or if your edges are overgrown on your first visit and this option is selected as part of your quote. We do not double cut (a second or more passes over the same cut space) biweekly lawns. The additional growth and seed pods are sometimes uncut due to the extra growth and grass clumping is common with biweekly service. Weekly
service is recommended for lawn health, beauty, and a cleaner cut. If your lawn requires double cutting on your initial cleanup you may be charged more than the quoted weekly or biweekly price. We do not line trim areas that are gravel due to the risk it poses to property. We recommend using RoundUp or another non selective herbicide on a regular basis to control weed growth in gravel areas.
For recurring leaf mulching clients we will blow leaves into your lawn space from the perimeter or the property and mulch them with the mower. All limbs will be placed near to the curb for pickup on trash day in four by four by four piles. If the limbs are not compliant with pickup we will remove them at an additional charge. We cannot mulch properties that have pine trees or gum trees. These properties may see an additional hourly and disposal fee for removing pine cones and gum balls. This will be listed as a separate line item.
For “Just Leaves” leaf cleanups and one time leaf cleanups customers we will blow all leaves into the central space of your lawn and bag them. You are charged based on the total square footage of your property plus $40 per cubic yard of debris. We measure one cubic yard as three 55 gallon drum liners filled to 40 pounds, or capacity. All limbs will be placed near to the curb for pickup on trash day in four by four by four piles. If the limbs are not compliant with pickup we will remove them at an additional charge of $40 per cubic yard. You charged total will be calculated upon completion and a count of how many cubic yards were removed. A price cap can be established prior to accepting your estimate. We may use a leaf shredder or vacuum. If we use a shredder or vacuum you will be charged $65 per cubic yard for debris
removal.
Our standard for leaf pickup is the current season’s leaf and fallen debris. We define this seasons debris as fresh, non decomposed leaves and naturally fallen branches and twigs. We do not, unless specifically requested or approved to do so remove debris that is not as it naturally fell. Examples of this include all of the prior years leaves being blown into the corner, sticks and branches that have been placed aside for a period of months. This debris tends to be rotted, hard to remove, is more heavy and may require a dedicated line item. Upon request we can charge a time and disposal fee to remove non soil debris, accumulated stick and branches, leaves, and piles of discarded lawn waste.
As part of Just Leaves service gum balls and pine cones may incur an additional charge as an hourly rate to the extra time they take to remove. Some gum balls or pinecones may be caught or tangled and may not blown. For best results we recommend choosing a weekly or biweekly cleanup service.
If specialty equipment such as a brush hog, sickle mower, flail mower, or other equipment is necessary to complete the work you will be charged two hundred twenty five percent the billed rental amount for daily rental prior to starting your project, with an hourly rate, disposal, and consumables being charge either prior to or upon completion of your project depending on circumstances.
Sometimes upon completion of lawns, there are green tire marks, grass on the fence, and other places. We will blow clippings from walkways and concrete however if the grass is wet sometimes it will be there until it rains again. We will not blow debris unrelated to our service, from the road, walkways, driveway, patios, and other areas, unless it is coincidental to our service.
For gutter cleaning projects a one time maintenance fee and an hourly rate of $130 per technician hour may be instated to remove buildup and clogs, or if the gutter is totally obstructed. Basic gutter service includes blowing non decomposed debris from gutters and removing light debris. Clogs, plant growth, and cleaning under gutter guards imparts an additional hourly rate.
Callbacks
Our policy for call back is that we do not do them. If you have a problem with service please reply to your receipt and we will work to rectify the problem within our terms of service on our next visit unless there is an emergency matter that requires managerial attention such as broken property.
Additional Work and Cancelation Policy
By accepting you understand that this is an estimate and that additional work, disposal, or materials may be required. We require written communication of cancellation 72 hours prior to your next service. If no message is received through our communication center you will be charged for the next service, even if the work is completed upon our crew’s arrival. Please request your cancellation through our messaging center by replying to your estimates and invoices or your message may be lost.
Tall Grass and Overgrown Edges Policy
In cases where your grass is overgrown (greater than 8 inches), we often have to charge an additional fee. This compensates the lawn service crew for the additional time it takes to complete the job. This is calculated at $90 per man hour and is billed upon completion or as described below. In cases where the grass is extremely overgrown (taller than 10 inches), we will add a fee of $103 per man hour for cleanup work. In these cases, it often takes much more time and/or specialty equipment. If your edges are over grown outside of the scope of normal maintenance you may be charged a cleanup fee for edging work that requires a shovel and or disposal of excess waste material if you choose to have edges added to your mowing plan. Uneven grass is measured to the seed pod height and even growth being measured at canopy height.
For first time cleanups for over height grass you may see initial fees including your setup fee, an hourly cleanup rate for mowing and or edges depending on the selection made on the estimate you accepted, disposal, terms of service violations, in addition to your selected weekly or biweekly rate. For lawns considered overgrown we may charge a percentage of the projected total project cost at time of arrival from your card on file with the final balance withdrawn or refunded upon completion. For overgrowth and rehab jobs quoted in person and for jobs that are required and have been cited by code enforcement we may charge up to 75% at time of signing.
Even with jobs quoted in person we reserve the ability to increase the total of your bill due to terms of service violations and increase the labor cost up to 20% over projected labor and disposal cost without notifying the customer as these projects sometimes uncover unforeseen obstructions and other debris.
There is a risk of live unprotected wires and hoses being cut during the service such as signal wires, thermostat wiring, well pump wires, unburied communications wires, extension cords, water and irrigation hoses and other utility or light wiring. If the wiring is not sufficiently protected, buried, in conduit, or if the wiring has become dislodged from its original bracketing or is not properly installed, we do not bare the liability of breaking these wires or hoses during service.
Non Payment, Delinquent, and NSF (Non Sufficient Funds) Failed Charges
A late fee of $45 per week will be assessed for work billed with a due date of upon completion or for failed automatic payments. If the matter goes into small claims court (5 weeks), we charge a $200 filing fee and we charge a $700 appearance fee for each court date plus any attorneys fees if applicable. If a failed charge occurs your provider will reach out to you by phone to update your card on file. No charge is applied if payment is rectified by close of business on date of service or by noon the following day for evening service.
Card on File
A manager will call you to add a card on file prior to completing any work at the property. To update your card on file send a message center request for a call. A manager will call you back to add the information to your account.
Under some circumstances we may charge a deposit to your card on file at time of signing or arrival. For first time services you may be charged upon arrival, and or in increments for severely overgrown lawns during the course of work.
To confirm your card details we charge first time customers their account setup fee when a manager reaches out to set up your card on file. Your card on file will be added at time of acceptance and this fee charged then for in person estimates. This fee is non-refundable in the event of cancelation.
Price Changes
We may change your weekly or biweekly service amount depending on actual cost, changes in lawn layout, change in service selection, or as a correction for our estimators. Your new price will be sent to you with the your receipt for service effective for the following service. To decline the price change please reply to your estimate, invoice, or receipt at least 72 hours prior to your next scheduled service to cancel or service will continue at the higher price without interruption. You may ask for a managerial second opinion on the price increase.
Lockout and Obstruction Information
Lawns that are locked on your service day, have many obstructions, or lawns with dog litter will not be cut. For recurring mowing service you will be charged for this service in its entirety for dog litter, obstructions, and locked gates. For one time customers you will be charged in full with the option to reschedule for an additional fee.
Children and pets must remain indoors while we are servicing your property. Please remain at a safe distance from machinery while we are working. Service will be terminated and resume the following week if children or pets come outside during service. You will be charged in full for the service.
We require a minimum gate, or opening clearance of 37 inches wherever we mow. We are unable to lift or mowers up or down stairs, over patios, certain walkways, pavers, loose gravel or through confined areas. Loose toys, ropes, cables, leashes, trailers, equipment, loose trash, trampolines, grills, lawn furniture, and other obstructions may accrue a charge for pickup or furniture moving ranging from $25 to $325. If the provider believes there are too many obstructions we may skip service, charge you in full, and resume the following week foregoing an additional charge for pickup and moving. If the technician feels incapable of moving an object it may be mowed around or service may be skipped. Our technicians do not move
trampolines, children’s play sets or climbing toys. You may see an additional charge for these obstructions or the area may be skipped. We do not reset obstructions up after completion. If the obstructions are small we will place them in a pile near the back door of your home. For lawn furniture and lawn items we will mow an area, move them to that area, mow where they were. We do not move them back or set up items. We may put obstructions on your back porch or driveway if there is insufficient lawn space. Our technicians do not move obstruction that require any disassembly weigh over fifty pounds, if the technician believes the item may be damaged when they move it, or that may create a work hazard for the technician moving it.
We recommend moving these between services for us to mow between two or three locations for the play equipment to prevent line trimmer damage, grass die out, or a patchy lawn. Only after three services of children’s toys, climbing equipment, grills, or trampolines being in a single location will we line trim around them. This contact may cause damage to the finish of the obstruction.
For you safety, ours, and to provide quality service these terms and charges are non negotiable.
